平均４７８７万円、最高値更新　戸数は４３年ぶり低水準―１９年の新築マンション

　不動産経済研究所が２０日発表した２０１９年の新築マンションの１戸当たりの全国平均価格は前年比０．６％上昇の４７８７万円と、３年連続で過去最高を更新した。一方、発売戸数は１２．０％減の７万６６０戸で、１９７６年以来、４３年ぶりの低水準だった。価格高騰を受けて消費者が購入に慎重となり、業者も供給を絞った。この傾向は２０年も続きそうだ。
　資材価格や地価の上昇、人手不足で建築費が高止まりし、平均価格を押し上げた。首都圏は１．９％上昇の５９８０万円、近畿圏は０．６％上昇の３８６６万円だった。
　地方都市でも札幌市や仙台市が上がった。投資用の単身向けなどの住宅の供給が増えた名古屋市、広島市、福岡市は下落した。
　発売戸数は、首都圏、近畿圏、東海・中京圏を中心に減少した。（2020/02/20-16:32）

Japan Average Condo Price Hits Record High for 3rd Year

The average unit price of new condominiums in Japan in 2019 rose 0.6 pct from the previous year to 47.87 million yen, hitting a record high for the third straight year, the Real Estate Economic Institute said Thursday.
Meanwhile, the number of new condominium units put up for sale in the country last year fell 12.0 pct to 70,660, the lowest in 43 years, the institute said.
