マンション、バブル後最高値　人手不足で平均５９８０万円―１９年首都圏

　不動産経済研究所が２２日発表した２０１９年の首都圏（東京、神奈川、埼玉、千葉各都県）の新築マンション１戸当たりの平均価格は前年比１．９％高い５９８０万円だった。過去最高だったバブル期の１９９０年（６１２３万円）に次ぐ高値。人手不足を背景に建設作業員の人件費など建築コストが高止まりしており、一段と価格が上昇すれば市場を冷え込ませる恐れがある。
　発売戸数は１５．９％減の３万１２３８戸。３年ぶりに減少し、９２年（２万６２４８戸）以来２７年ぶりの低水準だった。土地の値上がりもあり、同研究所は「価格についていけず（新築から）離れた消費者もいる」と指摘。発売月に契約が成立した物件の割合も平均６２．６％と、好不調の目安とされる７０％を４年連続で割り込み、販売の低調さが目立った。１０月の消費税増税前に駆け込む動きは出なかった。（2020/01/22-16:54）

Tokyo-Area Condo Price Hits 29-Year High in 2019

The average unit price of new condominiums put up for sale in the greater Tokyo area in 2019 hit a 29-year-high of 59.80 million yen, a private think tank said Wednesday.
   The average rose 1.9 pct from the previous year to stand at just below the record high of 61.23 million yen logged in 1990 when Japan was in the last phase of the so-called bubble economy, according to the Real Estate Economic Institute.
   The high average reflected rises in construction costs, including labor expenses, due to labor shortages.
   Sales of new condominiums in the Tokyo area may experience a downturn if prices rise further.
   The data covered condominiums newly launched in Tokyo and three neighboring prefectures--Kanagawa, Saitama and Chiba.
