そごう・西武、規模縮小も　好立地不動産に魅力―今月売却交渉へ・セブン＆アイ

　セブン＆アイ・ホールディングスが傘下の百貨店、そごう・西武の売却先の選定作業を間もなく始める。経営資源をコンビニ事業に集中させるためだ。そごう・西武はかつての名門とはいえ、今なお集客力があるのは一部の店舗のみ。買い手候補の多くは百貨店事業より好立地の不動産に魅力を感じているとみられ、売却されれば店舗縮小や業種転換を余儀なくされる可能性もある。
　今年の元日に初売りを行った西武池袋本店（東京都豊島区）は多くの客でにぎわった。巨大ターミナルの池袋駅に位置する同店は、新型コロナウイルス禍でも客足の落ち込みが比較的小さかった。ただ、そのような店は一部に限られる。
　インターネット通販や「ユニクロ」などの専門店に押され、百貨店市場は縮小に歯止めがかからない。コロナ禍も打撃となり、２０２１年は１９９１年のピーク時に比べ半分以下の４兆４０００億円強に激減。そごう・西武も不採算店の閉鎖が続き、セブン＆アイの傘下に入った０６年に２８あった店舗数は１０に減った。
　一方、セブン＆アイは２１年に２兆円超を投じて米コンビニ「スピードウェイ」を買収。成長が期待できる海外に軸足を移す。
　同業他社へのそごう・西武売却を数年前から探っていたが、コロナ禍が業界の体力を奪い頓挫。今では不動産価値を重視するファンドなどの買い手候補が多いとみられ、「売却後も今の店舗網がそのまま生き残れるのか不透明な状況」（関係者）になりつつある。
　高度経済成長やバブル経済とともに栄えた各地の百貨店は長らく地域の顔であり、多くの取引先を抱え地域経済を支えてきた。セブン＆アイも「従業員の幸せも考えなくてはならない」（別の関係者）との思いは強く、売却条件で折り合うのは容易ではなさそうだ。（2022/02/02-07:13）

Japanese retail giant Seven & i Holdings Co. , which aims to concentrate its management resources on convenience store operations, is set to start work soon to select a buyer of its department store unit, Sogo & Seibu Co., it has been learned.
   Only some of the Sogo & Seibu stores are now capable of attracting a large number of customers.
   Many of potential buyers are believed to be interested in the good locations of such Sogo & Seibu stores. After the envisaged sale of the company, therefore, its outlets may be scaled down or even converted into facilities other than department stores, industry sources said.
   On New Year's Day, the company's flagship Seibu Ikebukuro store in Tokyo's Toshima Ward was crowded with shoppers.
   Located at Ikebukuro Station, one of the busiest train stations in the Japanese capital, the store has been seeing a relatively small drop in the number of customers despite the prolonged novel coronavirus crisis. But many other Sogo & Seibu stores are struggling amid the pandemic.
