首都圏マンション、１０月の販売低調　台風１９号響く

　不動産経済研究所が１８日発表した１０月の首都圏（東京都、神奈川、埼玉、千葉各県）の新築マンション発売戸数は前年同月比２９．５％減の２００７戸だった。契約率は４２．６％と、売れ行きの好不調の目安とされる７０％を大幅に下回った。台風１９号に伴い、発売を延期したり販売を一時休止したりしたことが響いた。
　発売戸数は１０月としては過去最低。契約率は１９７５年８月（４２．０％）以来４４年ぶりの低水準だった。台風１９号が１０月１２、１３日の週末に首都圏を襲い、かき入れ時の土日の販売ができなかった。河川沿いのモデルルームでは休業が長引いたケースもあったという。
　１戸当たりの平均価格は１．０％上昇の５９９２万円と高止まりが続く。同研究所は１０月の販売状況について「価格が上がり、販売が低調な中で台風の影響が色濃く出た」と指摘した。（2019/11/18-15:54）

Tokyo-Area New Condo Supply Down 29.5 Pct in Oct.

The number of new condominiums put up for sale in Tokyo and three neighboring prefectures in October fell 29.5 pct from a year before to 2,007 units, hitting the lowest level on record for the month, the Real Estate Economic Institute said Monday.
The share of condos for which sales contracts were concluded within the month of launch was 42.6 pct, far below the boom-or-bust dividing line of 70 pct and the lowest level since August 1975, when the figure stood at 42.0 pct.
